Consenso de huéspedes japoneses

A 400-year-old wooden inn sitting on its own springs, where all eight baths — including a room of six hinoki tubs, one per spring — are booked privately for free; expect stairs and no lift, a maze of corridors and scalding water

Kokuya began in the early Edo period as a grain merchant's house, and each owner since has taken the name Ichizaemon; today's wooden three-storey building grew out of a 1957 structure on a slope in the centre of Shibu Onsen. The draw is water: the inn owns six springs, two rising beneath the building (you can see one through a glass floor panel), and in Fukuroku-no-yu each flows unmixed into its own hinoki tub, so you can bathe in all six side by side. Every one of the eight baths is now private — 45-minute slots booked at check-in from 15:30 to 21:15, then free to use whenever empty until checkout — and even the showers run on spring water. Ten rooms add their own free-flowing open-air bath, and since April 2023 a 140㎡ suite, Kuon, has its own gate, sauna and in-room dining. Japanese guests rate it 4.7 across 205 reviews on one major site and 4.09 across 289 on another, where baths score 4.55 but rooms only 3.55 and facilities 3.64. Bloggers from 2023 to 2025 praised the private bath-hopping, the key to Shibu's nine public bathhouses, Shinshu beef and the rice. The complaints, 2025–2026: no lift and endless stairs, parking a walk away and hard to find, baths too hot to enter without adding cold water, staff mix-ups, weak Wi-Fi, ageing rooms, and — on a 2026 Kuon stay — disappointing food. Two-meal plans run about ¥21,000–30,000+ per person.

Guía para elegir habitación

Recomendadas

  • Open-air-bath rooms, 'Ume' grade (Kasumi, Sakura, Kagaribi, Fuyō) or 'Take' grade (Sagano, Momiji, Ayame, Yūyake)

8–12-tatami rooms, most with a window-side engawa, each with its own free-flowing open-air bath where the shower is spring water too. A blogger in Kagaribi (published December 2025) found the tub roomy for two, with jets and music, a kotatsu and coffee maker in the room. The inn takes requests for a specific room but won't guarantee one. Several guests said the eight private baths were so plentiful that a room bath was a bonus rather than a must.

  • Kuon (久遠), the one-group-a-day suite opened April 2023

140㎡ with its own gate and garden, a living room with projector, bedroom, rock indoor bath (choose from three spring types when booking), hinoki open-air bath, löyly sauna and cold plunge, private check-in and meals served in the suite. A 2024 blogger loved the free drinks in the fridge (beer and umeshu included) and the Shinshu beef, but found the Wi-Fi weak; a September 2026 reviewer rated the food 1 out of 5.

Mejor evitar

  • Standard Japanese rooms without a bath, and any third-floor room

There is no lift: the inn admits its stairs, underground passages and linking corridors make it confusing, and 2025–2026 reviewers with weak legs or small children found the climb to the third floor hard. A 2025 reviewer called the rooms 'just old'; Rakuten guests score rooms 3.55. Room baths are fenced in with no view — the inn says it has none, being hemmed in by neighbouring inns — and their outdoor washing areas are cold in winter. Wild monkeys roam the area, so keep windows locked.

La cocina a fondo

Consenso sobre el desayuno

4.0/5

A Japanese set breakfast (Western on request) in the same dining room as dinner — salmon, a tofu hotpot made with organic soybeans, the inn's own onsen egg and plenty of rice; well liked, though Rakuten guests score breakfast 3.91

Check in close to 15:00: popular private baths fill at the desk, and a late arrival in May 2026 could book only one slot (you can book one at check-in and a second by phone from your room). After 21:30 any free bath is yours with no booking. Don't arrive by car before 15:00 — the street is one-way uphill 7:00–21:00 and the inn's car park is a walk away. Book direct for a free 'nine baths' prayer towel.

Claves de la cena

4.1/5

Kaiseki built on Shinshu produce, served only in shared dining spaces — Chōseian, Yawaragi's small private rooms with sunken kotatsu warmed by spring-water pipes, or a hall (you can't choose) — never in your room, except in Kuon. A blogger's dinner (published December 2025) included Shinshu-beef hotpot, pork-and-apple pie and local Koshihikari rice, refillable from the ohitsu; another plan adds Shinshu beef, soba and horse sashimi, and extras such as a ¥7,150 sirloin can be ordered. Rice and portions drew repeated praise, but one April 2026 guest found the rice hard, Rakuten guests rate dinner only 3.82, and the 2026 Kuon guest thought the cooking amateurish.

Onsen y bienestar: la realidad

Tipo de agua

Six springs owned by the inn — from simple springs to sodium-calcium chloride-sulphate water, including one piped 2 km from Jigokudani — which the inn describes as 100% free-flowing, showers included. In Fukuroku-no-yu each spring fills its own tub unmixed; the inn says some other baths use blended water, so they post no single analysis. Arrival temperatures run from about 37°C up to 90°C: a blogger (post published December 2025) could only get into one of Fukuroku-no-yu's six tubs without adding tap water.

Privacidad y ambiente

All eight baths are private and free: outdoor Issa-no-yu (big enough for 20, with a mist sauna) shared with Fukuroku-no-yu, Kasei-no-yu and Seisen, plus indoor Kodai-hinoki, Yawahada-no-yu, Gessen and the large Saishō-no-yu. 45-minute slots must be booked from 15:30 to 21:15; from 21:30 to checkout any empty bath is free to use. Guests love bathing without strangers, but some changing rooms were freezing in winter, booking boards display guests' names, and one August 2026 reviewer found little difference between the springs.

No policy found on the official site or Japanese booking sites — contact the inn. All eight baths are private and booked by the group.

Advertencias y matices locales

  1. 01

Check-in 15:00 (until 20:00 at the latest), check-out 10:00. Shuttle from Yudanaka Station for arrivals after 15:00 — tell the inn your time; one 2025 guest couldn't reach the inn by phone in the days before.

  2. 02

Cancellation: 20% from 7 to 2 days before, 50% the day before, 100% on the day.

  3. 03

No lift and many stairs throughout the old wooden building; not suited to anyone with limited mobility.

  4. 04

Guests receive a key to Shibu's nine public bathhouses (no washing areas, very hot); No. 9 Ōyu is next door, but 2026 guests found them crowded.

  5. 05

The inn's own pages disagree on room counts (18 or 19 rooms; 9 or 10 with open-air baths) and its facilities page still describes shared baths and paid private baths — rely on the booking page's current all-private rule.
