Kengo Kuma's bayfront 'onsen town under one roof': sea views from all 68 rooms and a festival in the lobby every night — but a small shared bath, shower-only standard rooms and uneven 2026 dinners
KAI Beppu opened in July 2021 on the seafront of Japan's biggest hot-spring town, and with 68 rooms it is by far the largest inn in Hoshino Resorts' KAI brand. Kengo Kuma designed it as an onsen town under one roof: stone lanes between black walls, a lantern-lit lobby with a 24-hour foot bath facing Beppu Bay, and persimmon-red rooms whose picture windows all face the sea. Japanese bloggers who stayed between 2022 and 2025 loved how the lobby turns into a night market after dinner — shochu stalls, smart-ball and moulding games, free self-made ramen and onsen eggs in past years — followed by the nightly 'onsen jug band', staff in happi coats drumming on wooden bath buckets. Sunrise over the bay is the other highlight. On one major Japanese booking site it rates 4.3 across 601 reviews, with rooms and cleanliness (4.6) the strongest scores and the bath (4.1) the weakest. The water is a salty spring with bicarbonate, free-flowing but with water added; there is a hot and a lukewarm indoor bath and a small, enclosed rock open-air bath, and a September 2026 guest found it lukewarm, topping out at 39°C. Dinner is a seafood kaiseki with Seki-aji or Seki-saba and a hotpot of spiny lobster, fugu and clams. But 2026 reviews are mixed: thin or rushed dinners, booths split only by bamboo blinds, dirt in some in-room baths, long walks and stairs to the bath and dining room, and parents who found it poorly suited to small children. Expect about ¥56,000–80,000 for two with meals, more with a private bath.

Japanese room with open-air bath (8th–10th floor, 48 m²; corner version 57 m²)
The upper floors add a small terrace tub you can soak in while watching the sunrise over Beppu Bay. A couple who stayed in a corner room in April 2024 loved the two-sided windows but note the tub fits one adult. Expect from about ¥74,000–82,000 for two with meals (¥37,000–41,000 per person in 2025–26 listings). In 2026 some guests reported debris and cobwebs in the tub, a dirty glass door and badly fitting doors — ask for a check if anything looks off.
Special room (top 11th floor, 64 m², open-air bath)
The largest rooms, on the top floor with the widest bay view and an open-air bath; a 2022 family stay paid ¥78,066 and called the bath a luxury. Listed from about ¥46,000 per person with meals in 2026.

Standard Japanese room (3rd–7th floor, 48 m²)
The cheapest rooms have a shower booth but no bathtub, and no balcony. A blogger noted that up to the 7th floor you can still see people's faces in the seafront park below. Beds sit on a raised platform — a 2023 blogger tripped twice on the same layout at a sister KAI the night before, and an August 2026 guest with an elderly relative found the step awkward.

La cocina a fondo
Consenso sobre el desayuno
4.0/5Local Japanese set with a seafood soup made with Oita's 'gomadashi' sesame-fish paste (until 2025 a 'hell-steam' steamer basket), or a Western breakfast
The lobby night market runs all year, with the jug band at 21:15 — book the 17:30 dinner seating if you want to enjoy both without rushing. The onsen-mist workshop takes small groups and is booked on the day, so check in early; Bungo shibori dyeing with hot-spring water costs ¥1,800 and must be booked four days ahead. No Western breakfast 1–3 January.
Claves de la cena
4.0/5Two seatings (17:30 or 19:30) in semi-private booths in a separate wing, reached across the garden and down a staircase. The 'Bungo hotpot and ryukyu' kaiseki has Seki-aji or Seki-saba depending on the catch, sashimi served on bamboo with kabosu, and a hotpot of spiny lobster, fugu, clams and shiitake; by 2025 it ended with ryukyu marinated fish and rice under the hotpot broth (in 2023–24 it ended with kabosu noodles). From April 2026 you can add a wagyu side dish for ¥4,950; the special-kaiseki upgrade was not offered as of November 2025. Bloggers from 2023 to 2025 loved the presentation, but 2026 reviewers mention thin portions, tired sashimi, a children's meal served after the adults', dropped dishes, and neighbours heard clearly through the bamboo blinds.
Onsen y bienestar: la realidad
A salty spring with bicarbonate, colourless and mild — described as a gentle 'finishing' bath. The official site lists the indoor bath as free-flowing with water added. Guests in 2026 describe one hot and one lukewarm indoor bath; a September 2026 guest wrote that the added water kept the hottest bath at 39°C, while an April 2026 guest found one too hot and the other too cool.
One large bath for each sex, with no swapping, guests only, open 14:30–1:00 and 5:00–10:00. It sits in a separate wing across the garden. The indoor bath has a high white wall set with Usuki-ware flowers; the rock open-air bath of Beppu stone is small (about five people, a 2023 blogger guessed) and enclosed by rocks, plants and steel beams — 'like a greenhouse'. Early mornings are often almost empty. A March 2026 guest found the open-air bath cold and unusable one morning, with no notice posted. Free drinks and ice lollies after the bath; the lobby foot bath is open 24 hours.
Hoshino Resorts doesn't ban tattoos outright, but its group policy says staff may refuse use of the large bath if they judge other guests could feel afraid. No cover-sticker rule is mentioned for KAI Beppu — book a room with its own open-air bath to be safe.
Advertencias y matices locales
- 01
Check-in 14:30, check-out 11:00 from 1 April 2026 (older blogs and reviews say 15:00 and 12:00). Check-in is done in your room, and a January 2026 guest was simply handed a key and left to find the room alone.
- 02
It's a city hotel location, not a quiet onsen village: shops and a department store are a few minutes' walk away. JR Beppu is 10 minutes on foot, and the airport limousine bus (about 50 minutes) stops 3 minutes away. No shuttle; free parking. The Beppu 'hells' need a bus or car.
- 03
With 68 rooms it gets busy — a blogger found the lounge full at 16:30 in Golden Week 2024. It is not the pick for a quiet, secluded stay.
- 04
Getting around takes several lifts, a garden crossing and stairs down to dinner in wooden geta, which older guests found tiring. Children up to six can share a bed and there are kids' menus, but parents in 2026 found it poorly suited to small children (dim lighting, no vending machine, a kids' meal served late).
- 05
One dog-friendly room takes up to two dogs of 20 kg or less. The building is non-smoking apart from a standing-only smoking area.
