Kinugawa's big showpiece inn, founded in 1888: a soaring lobby atrium with glass lifts and a pipe organ, a 13th-floor open-air bath and a 100-dish buffet, with an onsen tub in every room — but the spring is heated and recirculated, the buffet gets crowded, and valley-side rooms look out on derelict hotels
Asaya was founded in 1888 and is now one of Kinugawa Onsen's largest inns: 192 rooms in two wings, Shūhōkan and Hachibankan, 142 of them Japanese or Japanese-Western rooms with tatami. The draw is spectacle and abundance — a vast lobby atrium with glass lifts and a pipe organ, a 13th-floor open-air bath about 80 m above the river, two more large baths, four bookable private baths, and a dinner buffet of around 100 Japanese, Western and Chinese dishes with crab, steak and all-you-can-eat Häagen-Dazs. Every room has a bath fed from the inn's own alkaline spring, and an online onsen award the inn cites has named it the 'yokozuna' of eastern Japan seven years running. Japanese guests rate it 4.7 across 8,387 reviews on one major site (rooms lowest at 4.4), 4.62 across 5,594 on another and 4.64 across 603 on a third. Bloggers who stayed in 2022, 2024, 2025 and 2026 — two of them on a third visit — loved the atrium, the rooftop bath and the buffet, and families praise the kids' room and loan items. The catches: the spring is 37°C at source and listed on one booking site as diluted, heated and recirculated; the inn marks most of its in-room view baths as recirculated, and two reviewers smelled chlorine. The buffet gets crowded — a May 2026 guest's food went cold in the queue — and salmon roe was dropped from breakfast at the end of January 2026. Reviewers in 2025–2026 also mention musty rooms, worn mattresses, a smelly yukata, a brisk 'efficiency-first' check-in and views of abandoned hotels from the valley side. Two-meal stays mostly run about ¥19,000–30,000+ per person.

Hachibankan wing rooms — 57㎡ with 10 tatami, two beds and a window-side sitting area
The inn describes this wing as a re-creation of an old-style Japanese onsen inn, and every room comes with an onsen bath and access to the sixth-floor premium lounge (14:00–21:00, 6:00–9:00). An October 2024 blogger in room 702 found it 'wide', with two washbasins, a big bath, the sound of the river below and freshly whisked matcha in the lounge — though the 'tatami' was a synthetic look-alike. The single open-air-bath room type in the inn is on Hachibankan's second floor; the 114㎡ VIP room on the seventh sleeps seven.
Shūhōkan Japanese-Western rooms on floors 10–12, including the top-floor 'Miyabi'
52㎡ rooms with two Simmons beds, a tatami area and a view bath facing the gorge (recirculated onsen, per the inn); Miyabi guests also get the premium lounge. A September 2026 reviewer in a Relax room praised the round-the-clock in-room onsen and L'Occitane amenities. For free-flowing water in your room, the 12th-floor Grand Twin is the type the inn explicitly describes as kake-nagashi; the Shūhōkan VIP room's bath is fresh-filled (about 40 minutes) and includes one free private-bath session.

Shūhōkan small Western twins (20㎡), and valley-side rooms if views matter
The inn itself says the small twins have no view; they have a unit bath and no co-sleeping children. A November 2025 reviewer found a Hollywood twin 'just cramped', and an April 2026 solo guest had no view and heard neighbours. Valley-side rooms face Mt Mōki and the river, but also derelict former hotels: a July 2022 blogger in the VIP room and a November 2025 family in a standard Japanese room both saw them clearly, and a September 2026 reviewer drew the curtains early at night.

La cocina a fondo
Consenso sobre el desayuno
4.2/5A Japanese-Western buffet of about 60 dishes with an omelette station, French toast, 20-plus salads and the inn's wagyu curry — well liked, though salmon roe was discontinued at the end of January 2026 and one January 2026 family was sent to a smaller second venue with cold sausages
Arrive soon after 15:00: dinner slots are assigned at check-in, earliest first, and a May 2026 guest arriving at 16:30 got the last 19:30 sitting in a packed hall. Private baths (50 minutes, ¥4,000) are booked at check-in; only slots after 20:00 can be reserved ahead, by phone. The rooftop bath's two sides swap by month — the ship-shaped tub on the south side is for women in the evening in odd months and for men in even months — and it closes in high wind or lightning. Dial Buses back to the station need booking at the front desk 15 minutes before departure.
Claves de la cena
4.2/5Most plans use the ASAYA GARDEN buffet on Shūhōkan's eighth floor (about 100 dishes, 90 minutes): steaks and tempura from an open kitchen, stone-oven pizza, daily hotpots, the wagyu curry and about 30 desserts. Bloggers from 2022 to 2026 loved the crab, the meat-packed beef stew, a 2026 roast beef one called the best ever, Häagen-Dazs and melon. Course plans move you to the semi-private Wisteria (creative Yamabuki and Fuji menus) or private rooms at the Nikkō restaurant for Yusaka kaiseki — autumn 2026 included matsutake dobin-mushi, Nikkō salmon and Tochigi wagyu sirloin. Critics in 2026 found dry steak, tough pork, nothing standout for the price, and long queues at peak times.
Onsen y bienestar: la realidad
The inn's own Asaya spring ('Kodakara-no-yu'), an alkaline simple spring (pH 8.8, 37.1°C at source, pumped at 172 L/min) per the inn's 2022 analysis. One booking site lists the baths as diluted, heated and recirculated with filtration; the inn marks most in-room view baths and the private baths as recirculated. The 12th-floor Grand Twin's bath is the one the inn explicitly calls free-flowing.
The 13th-floor 'sky garden' open-air bath (14:00–24:00 and 5:00–10:00; from 15:00 on Mondays and Tuesdays) has two sides — a ship-shaped tub, and standing and lying baths — swapped between men and women. There are also large baths with saunas on Shūhōkan's ground floor and in Hachibankan's basement (with an outdoor tub), Dyson and ReFa dryers and a shampoo bar, plus four private baths in granite, rock and hinoki. Reviewers say the many baths keep crowds down and praise the views; critics mention chlorine, changing-room smells and a dead insect in October 2026.
Tattoos are not allowed in the large baths; a single small tattoo is accepted only if fully covered by a cover sticker (sold in the sixth-floor shop). Guests with tattoos are asked to use the private baths or the onsen bath in their room (official site).

Check-in 15:00, check-out 10:00 (extendable to 11:00 for ¥2,200 per room if available). The inn has no shuttle of its own: take the shared Dial Bus from Kinugawa-Onsen Station (¥300). Free parking for 400 cars.
- 02
Cancellation: 20% from 10 days before, 30% from 6 days, 50% from 2 days, 100% on the day or for a no-show. The inn keeps no waiting list.
- 03
This is a large, lively 192-room inn, not a quiet retreat: 50 rooms are Western twins, and there's karaoke, a game corner, bars and a nightclub. Expect families, queues at the buffet at busy times and, per a November 2025 reviewer, a brisk, QR-code check-in.
- 04
Children: primary-school pupils pay 70% and ages 3–5 pay 50% (with meals and futon); ages 1–2 pay a ¥2,200 entry fee and babies stay free. There's a kids' room and baby gear to borrow; from age 7, children must use the bath for their own sex under Tochigi rules. No pets, and no day-bathing since 2014.
- 05
Several 2025–2026 reviewers mention signs of age — musty smells, worn mattresses, an old humidifier and a smelly yukata — despite the high overall scores.
