Arima's big all-rounder: a 126-room inn with three bath houses of rust-red kinsen, a live-cooking wagyu buffet or charcoal-grill private rooms, and free matcha and drinks — but the baths are partly recirculated, it's a maze, and tattoos are refused
Hyoe Koyokaku claims some 700 years of history in Arima, the hot spring Toyotomi Hideyoshi loved, and today it's one of the town's largest inns: 126 rooms across four linked wings, with every large bath on the ninth floor. The water is Arima's famous kinsen — an iron-rich, very salty sodium chloride spring at 83.5°C — but the inn's own analysis panel shows it isn't fully free-flowing: no water is added and nothing is filtered, but it's heated through a heat exchanger, part-recirculated and disinfected. There are three bath houses (two that swap daily, with kinsen indoor and open-air tubs, jacuzzi and sauna, and a garden-style third), plus two paid private kinsen baths. Japanese guests rate it 4.6 across 3,678 reviews on one major site, 4.57 across 2,630 on another and 4.59 across 232 on a third, with baths the top category everywhere. Dinner is chosen at booking: kaiseki in your room or the Mokuren dining room, a charcoal-grill course in private rooms, or a buffet of about 50 dishes whose live-cooked wagyu steak and sushi win steady praise; Kobe-area Rokkō wagyu is standard and Kobe beef an extra. Extras — free drinks at the bath, matcha and sweets in the morning, a geiko or maiko tea service — impress families. The recurring complaints: dated rooms, a confusing layout, weak Wi-Fi, stretched or uneven service when groups are in, and a buffet some found ordinary. Most 2026 guests paid about ¥21,000–30,000+ per person with two meals.

North-wing (北館) and upper West-wing (西館) Japanese rooms
10-mat rooms on floors 11–15 with views over the town; the North wing has massage chairs and is handy for the baths and dining (June 2026), and upper West-wing rooms drew praise for the view in August 2026. The North wing's top floor is a long walk from the lobby.
Oimatsu (老松) and the corner suite Hanaemi (花えみ)
The VIP room Oimatsu (renovated 2020) has a semi-open-air bath of kinsen available around the clock; Hanaemi on the West wing's 15th floor has a view bath. A May 2026 guest in a top-floor view room called its open-air bath the best they had seen in a large ryokan — but see the warning below about those rooms' water.

Modern rooms with an open-air bath (露天風呂付和モダン), if you want onsen in the room
The inn states their open-air baths are not hot-spring water, and they have a shower booth instead of an indoor tub. Standard rooms have ordinary bathtubs. Across the inn, 2026 guests describe rooms as dated, air conditioning that's hard to adjust or blows straight at you, a small washbasin and weak Wi-Fi; most rooms use futons, and fridges charge automatically when items are removed.

La cocina a fondo
Consenso sobre el desayuno
4.3/5A buffet of about 40 items (7:00–10:00) or a set breakfast in the room, depending on plan — praised for variety, called 'fairly ordinary but healthy' by one 2025 guest
Choose your dinner style when booking — it can't be changed on the day. Kobe beef teppanyaki is an extra that must be ordered three days ahead. Take the free matcha and sweets at the bath lobby (9:00–10:00) and the free drinks after bathing (14:30–21:30). Book the private kinsen baths Asagiri (¥4,400) or Yūgiri (¥3,300) on arrival.
Claves de la cena
4.4/5Four styles: seasonal kaiseki in your room or at the Mokuren dining room (reopened March 2023, with a dessert buffet), a charcoal-grill kaiseki in sunken-kotatsu private rooms, or the Hana-no-mai buffet of about 50 Japanese, Western and Chinese dishes in seatings at 17:30, 17:45 or 19:30. Guests from 2024 to 2026 praise live-cooked wagyu steak, sushi and tempura at the buffet, a sea-bream shabu-shabu and Kobe beef kaiseki, and a 'superb' Kobe beef charcoal grill ending in conger-eel udon. Criticisms: a buffet with 'no character' (May 2026), slow service and an unrestocked dessert buffet at Mokuren (December 2025), and an allergy request missed (August 2026).
Onsen y bienestar: la realidad
Arima kinsen: an iron-bearing, strongly saline sodium chloride spring (83.5°C, pH 6.3). The inn's own analysis panel states no water is added and no filtration is used, but the water is heated through a heat exchanger, run on a combined flow-through and recirculating system, and disinfected with monochloramine — not fully free-flowing.
All large baths are on the ninth floor. Ichi-no-yu (Japanese style) and Ni-no-yu (Roman style, views to Hokusetsu) each have kinsen indoor and open-air tubs, a jacuzzi, a cold bath and a sauna, swap between men and women daily and are open 6:00–25:00; the garden-style San-no-yu (5:00–23:00) has a kinsen rock bath that guests find open and airy. Two private kinsen baths with garden views are bookable for 50 minutes. Baths are the top-rated category on every site, and guests found them quiet even when the inn was nearly full.
The official site states that guests with tattoos — including tattoo stickers — may not use the baths. The private baths and Oimatsu's in-room kinsen bath may be options; ask the inn.
