Đánh giá chung của du khách Nhật

Arima's adults-most-of-the-year 'ryotei ryokan': Kyoto-style kaiseki served in your room, brown kinsen in the shared baths and 14 renovated rooms with their own silver-spring bath — the other 17 have none, and a couple of 2025 diners felt the food had slipped

Kinzan calls itself a ryōtei ryokan — an inn built around its kitchen — and the Kyoto-style creative kaiseki, served in your room's own dining room at 18:00 or in one of six private rooms at the Kakaidō restaurant, is why most people come. It's a 31-room sukiya-style house on the slope above Arima's old town, and it has spent the last four years rebuilding itself: the whole East wing reopened in 2022 as 12 'new-standard' rooms of 63–120㎡, each with a semi-open bath of Arima's radon-bearing ginsen (silver spring), a mist sauna and floor heating; two West-wing suites followed, and the remaining 17 sukiya rooms were renovated in August 2025. Except in set holiday periods it doesn't admit children of primary-school age or younger, and each room attendant looks after no more than two groups a day. Japanese guests rate it 4.63 across 497 reviews on one major booking site, with service at 4.89 and breakfast at 4.86. Bloggers who stayed from 2024 to 2026 praise the huge East-wing rooms with free minibars, the 14-dish breakfast and the kaiseki; one couple has been back four times since November 2023. The catches: only those 14 rooms have their own onsen, and the shared kinsen baths are partly recirculated and disinfected with monochloramine. A January 2025 regular found a winter menu tired and skimpy, and a June 2025 guest felt it was smaller and less tasty than before. West-wing guests reported rooms that were too hot or hard to cool (2024, January 2026), and some found steps around the inn hard for older relatives. Two-meal rates run about ¥49,000–79,000 per person in a West-wing room, more for an East-wing onsen room.

Nên chọn

  • East-wing 'new-standard' rooms of 85㎡ and 100㎡ (renovated 2022)

A tatami dining room, a living room with a 75-inch TV, a bedroom with Simmons twin beds and a semi-open bath of ginsen you can use any time. A blogger who first stayed in November 2023 has returned four times, moving up from the 85㎡ to one of the three 100㎡ rooms on the fourth floor (June 2025), and praises the mountain and town views and the free drinks in the fridge. A January 2025 family found the floor heating, automatic doors and warm misted bathroom ideal for an older parent.

  • Kochō (胡蝶) and Suzaku (朱雀), the 120㎡ East-wing corner rooms

Each adds a study and dressing area to the same layout; an autumn 2024 blogger in Kochō on the third floor noted the wide entrance, handrails and step-stool in the bath, and the silver-spring tub running constantly. The West wing's Kibune (150㎡, open-air bath, reopened November 2024) and Kitchō (200㎡) are the flagship suites.

Nên tránh

  • West-wing sukiya rooms, especially on the sixth floor

None of the 17 sukiya rooms has its own onsen bath — you use the shared baths. The inn itself warns that sixth-floor West-wing windows are partly blocked by the East wing's roof, so there's no view of the town or garden. In a seventh-floor room in January 2026 one guest couldn't sleep: the air conditioning was only on (hot air) or off, and a motor hummed outside. Air conditioning was also hard to set in October 2024, and before the August 2025 renovation sukiya-room guests paid for fridge drinks and had no coffee. A family in August 2026 found steps everywhere with an older parent.

Nhận định về bữa sáng

4.6/5

A 14-dish Japanese set served in your room: choose white rice or one of three rice porridges, one of three grilled fish and one of three egg dishes (a Western breakfast is possible). Bloggers in 2024–2026 loved the choice and the vegetables; one asked for a raw egg for tamago-kake-gohan

Fireflies hatch naturally in the garden by the entrance in early-to-mid June (3–15 June in 2025), and the inn draws the curtains on garden-side rooms so you can watch after dinner. Phone the inn when you reach Arima Onsen Station or the bus stop for the free pick-up — there's nowhere for the car to wait beforehand — and it will also drive you into town and back. Check-out is a relaxed 12:00.

Điểm đáng chú ý của bữa tối

4.5/5

Kyoto-style creative kaiseki with Setouchi seafood and Kuroge wagyu, the menu changing each season and never repeated for regulars; shark-fin sauce is a house signature. A June 2025 menu ran from hamo and seared bonito to grilled young ayu and wagyu teppanyaki; an autumn 2024 one had matsutake and hamo in a dobin teapot, and a January 2025 family had a fugu course. Portions can be reduced on request, and even the 'small-portion' kaiseki filled a March 2026 blogger. But a regular in January 2025 called a winter menu disappointing — a tiny kōbako crab full of shell, thin abalone — and a June 2025 guest found portions smaller and flavour weaker than before.

Onsen và thư giãn: thực tế ra sao

Loại nước

Shared baths: Arima's brown kinsen (iron-bearing sodium chloride strong saline spring, pH 6.4) from the Gokuraku source, run as a mix of free-flowing and recirculation, heated when needed and disinfected with monochloramine; only the brown water is onsen. In-room baths (the 12 East-wing rooms, Kibune and Kitchō): ginsen, a cold radon (radioactive) spring heated by a small boiler for each room and recirculated without filtration or disinfection, drained after every use.

Sự riêng tư và không gian

Two shared baths, Tsuzumi-no-yu and Hana-no-yu, each with an outdoor tub and dry sauna, swap between men and women overnight (13:00–1:00 and 5:00–12:00), with POLA amenities and a row of high-end hair-dryers. No private (kashikiri) baths. East-wing guests must go down to the lobby floor and change lifts to reach them. Guests found them quiet and clean, but one 2025 guest found them ordinary with a slightly 'Shōwa-era' feel and another noticed a faint chlorine smell.

Quy định về hình xăm

Explicit: guests with tattoos may not use the shared baths or their outdoor tubs. The inn asks them to book a room with its own open-air or semi-open-air bath instead.

Lưu ý và những điều tinh tế

  1. 01

    Check-in 15:00–19:00, check-out 12:00.

  2. 02

Children of primary-school age and younger (including babies) are not admitted except in set periods — for example 15–26 December 2026 and 8–17 January, 10 March–7 April, 3 July–28 August and 17–26 September 2027. A March 2026 guest on a child-admission date found several small children in the shared bath.

  3. 03

Cancellation (up to 8 guests): on ordinary dates 30% from 7 days before, 50% two days before, 80% the day before and 100% on the day; on peak dates charges start at 20% from 14 days before.

  4. 04

Only 14 of the 31 rooms have their own onsen bath — the East-wing rooms and the two West-wing suites; free minibars are mentioned mainly in these renovated rooms.

  5. 05

The inn sits at the top of a steep slope: walking up from the station is hard, but the free shuttle and 60 free indoor parking spaces make it easy. Low cars should mention it — in December 2022 a guest scraped a car on the steep basement ramp.
