A renovated Nozawa inn with two different springs under one roof, including the prized Shin-yu, piped free-flowing into its outdoor bath and newer in-room baths, plus a two-wagyu steak dinner and near-perfect service scores. The catches: thin walls, a maze of stairs and corridors, and very hot water

Kawaichiya is a mid-sized inn (the official site lists 15 rooms) on the sloping lanes of Nozawa Onsen, next to the Kamitera-yu public bath. Its pitch is unusual for the village: two different springs in one building. The small outdoor bath is fed free-flowing from Shin-yu, a milky-to-emerald sulphur spring often called Nozawa's finest. The indoor bath draws the same source as the Ogama boiling springs, recirculated and filtered. The inn's Shinano-tei rooms, opened in stages from 2016 to December 2024, pipe Shin-yu into private baths, though the English site says water may be added to control temperature. Japanese guests rate it 4.8 across 954 reviews on one major site (dinner and service both 4.8, rooms 4.4), 4.59 across 820 on another, and 4.73 across 29 on a third, with service at 4.93. Bloggers who stayed in September and November 2022 and August 2025 praised the friendly staff, the Shin-yu baths and a dinner built around Shinshu and Niigata wagyu steak, horse sashimi, oyaki and refillable Nozawa rice. A 2022 onsen blogger who has visited Nozawa about 20 times ranked it among the village's best. The complaints, mostly from 2024–2026: you can hear neighbours' voices, doors and even toilets; the corridors join old buildings and are hard for anyone with limited mobility; the baths run hot; some staff seem undertrained; and dinners are large. Expect roughly ¥20,000–25,000 per person with two meals, and over ¥30,000 in a Shin-yu bath room.

Recommended

  • Shinano-tei rooms with a Shin-yu bath: Sekka (雪花) or Rikka (六花) for an open-air tub, Ginka, Fukashiyama, Mizunooto or Yunoka for an indoor one

    Sekka and Rikka opened in July 2021 with open-air baths; Ginka opened in December 2023, and Fukashiyama, Mizunooto and Yunoka in December 2024, all with Simmons beds and a minibar. A November 2022 blogger spent three nights in Sekka and found the bath stayed at a good temperature with the lid off. A sign there asks you not to close the window because of spring gas, and there was no bedside light. An August 2025 blogger stayed in Yunoka (room 321). Sakura-no-iro (renovated 2016) has tatami and a bath for up to five, and an April 2026 couple loved it. One September 2026 couple calls these rooms the reason they return every year.

  • Irori-no-ma Yukiguri, Futarishizuka or Buna, for character without the cost

    Japanese-Western rooms with beds and no private bath; you use the two shared baths. A November 2025 guest loved the sunken-hearth styling of Yukiguri (the hearth isn't lit). A September 2022 blogger in a tatami-and-bed room didn't miss having a bath. Families of up to five fit in Buna and Futarishizuka.

Request To Avoid

  • The Japanese-style twin (和風ツイン) and other budget rooms, and anyone light-sleeping or unsteady on stairs

    The compact 8-tatami twin has only a small toilet, and a 2025 guest wished it were bigger. A ski-trip blogger's Japanese-Western twin (posted January 2022) faced the wall of the next house and had a small table and poor chairs. Noise is the most common complaint, in budget and premium rooms alike: a November 2024 guest in Sekka could hear the neighbours laughing, walking and flushing, and reviewers in May and September 2026 heard doors and voices. The inn says it has a lift, but some rooms are reachable only by stairs.

A Japanese breakfast at 8:00 in the Dan'ran dining room, built around Nozawa-grown rice, with yudōfu or a hotpot, onsen egg and Nozawa-na pickles (a half-buffet on a busy August 2026 night). Self-service coffee. Even a blogger who rarely eats breakfast went back for more rice

The inn's car park (free, about 18–20 spaces, one car per room) is usable only from check-in at 15:00 to check-out at 10:00. Skiers arriving earlier should use the ski-resort car park, and heavy snow can close some spaces. From 15 December, winter bookings are taken only through the official website, not by phone. Credit cards (Visa and Mastercard only) are accepted only for official-site bookings.

Dinner Insights

Served at 18:00 in the Dan'ran dining room, where tables are screened by wooden louvres, and private rooms are available. There is no in-room dining and no bringing your own alcohol. The signature 'Wagyu no Zen' compares Shinshu Premium beef with Niigata wagyu, with horse sashimi, Nozawa-na oyaki, sobagaki, a Shinshu-miso hotpot and refillable rice. A 'Kawazakana no Zen' course features three Shinshu river fish instead. Bloggers in 2022 and 2025 found it generous and delicious, and a three-night guest in November 2022 got a different menu each night. A September 2026 reviewer thought it too much for older guests.

Onsen & Wellness Realities

Water Type

Two sources. The outdoor bath gets Shin-yu, a simple sulphur spring (hydrogen-sulphide type, neutral), free-flowing, which turns milky, emerald or clear with the weather and is thick with mineral flakes. The indoor bath gets the Ogama-area mixed source (sulphur-containing sodium-calcium sulphate, alkaline), recirculated and filtered. The Shinano-tei room baths are fed with Shin-yu; per the English site, water may be added to adjust volume and temperature.

Privacy & Atmosphere

One small indoor bath and one small outdoor bath for each sex (the inn admits the outdoor tub is small because of the site), open 15:00–9:30 including overnight from spring to autumn, and closed overnight in winter. Guests praise the sulphur smell and soft water and find the baths uncrowded. But several, from 2018 to 2024, call the water hot, and a 2025 guest found the uneven stone steps to the outdoor bath unsteady. No day visitors.

    Not barrier-free, the inn says: it is built on a slope across uneven plots, with narrow corridors, stairs and linking passageways. Older guests have struggled with stairs-only third-floor rooms.

    Renovation work has been ongoing: guests stayed during works in autumn 2024, new rooms opened in December 2024, and the entrance was rebuilt in mid-2026.

    For skiing: no lift-pass sales at the inn. The official site points you to the Nagasaka ski centre's lockers and luggage service, and the shuttle stop is about five minutes' walk.
