A century-old, 39-room family inn with its own spring, a nine-tub 'kurhaus' bath, a warm-spring swimming pool and dinners served in private rooms — the building is tired, the water runs lukewarm, and some river-view rooms look out at an abandoned hotel
Isshinkan opened in 1922 as a kappō restaurant; the inn tells how, some 20 years later, the owner Numao Hironosuke found one snow-free patch on the Kinugawa riverbank, warm to the touch, and the restaurant became an inn with its own hot spring. Today it's a 39-room, almost entirely tatami house on the gorge. The draw is the water and the variety: the spring (alkaline simple, 34°C at source, no water added) feeds a 'kurhaus' of standing, lying, jet and box-steam baths, a sauna, a covered rock bath, a bookable riverside private bath and a 10 m indoor spring-water pool. Most recent evidence comes from booking-site reviews rather than blogs. Japanese guests rate it 4.17 across 901 reviews on one major site (dinner 4.37, service 4.35, facilities 3.87) and 3.8 across 573 on another (rooms and cleanliness 3.5). They praise dinners and breakfasts served in private or semi-private rooms, a choice of set menus per person — the tomato-broth Tochigi wagyu hotpot is the signature — roomy two-room suites, good rice and kind, attentive staff; a 2023 blogger called the bath 'a little spa' and a March 2026 blogger called the dinner lavish. The complaints, from late 2025 to October 2026: an old building with mouldy ceilings in a corridor and one room, lukewarm baths, a rock bath shut for a leak in September 2026 without notice, thin shabu-shabu portions, cold grilled fish, karaoke noise and the derelict hotel across the river. Two-meal stays ran about ¥16,000–28,000 per person in 2026.
Room Selection Guide
What the guests who stayed here actually recommendRecommended
Japanese rooms with a second room (10–12.5 tatami plus 4.5–6 tatami)
The rooms reviewers praise most for space: in 2025–2026 families and groups of three wrote that the two rooms let them sleep apart and 'spread out', and a May 2026 guest found the room 'very wide'. Non-smoking 'good-sleep' versions exist; specify non-smoking, as smoking rooms are still sold.
Yukemuri Room (湯けむりルーム), for river views and a free private bath
Has an indoor bath with a view along the river (the inn notes it is not onsen water), free drinks in the fridge and 50 minutes of the spring-fed private open-air bath at no charge — a January 2026 family loved it. It can connect to the Re-raku room (with a massage chair) for up to eight people, but there are stairs between the lift and these rooms.
Request To Avoid
'Room not specified' discount plans and river-facing rooms with the derelict view
Cheap plans with no room choice (some with 16:00 check-in) drew the worst rooms: on 1 January 2026 one guest got a room with ceiling paper peeling off mouldy backing. Rooms facing the gorge can look straight at an abandoned hotel on the far bank — a 2023 blogger enjoyed it with a drink, but guests in November 2025 and September 2026 found it eerie. Older guests note stairs and steps on the way to rooms and in the baths.

Dining Deep Dive
Breakfast Consensus
4.1/5A Japanese set breakfast in the same private dining room — onsen egg, nori, butter-grilled salmon or salmon on a hot plate, a small hotpot, free refills of Takanezawa Koshihikari rice — widely praised, though complaints in 2026 included cold grilled fish and canned fruit for dessert
After breakfast, coffee or tea and Nikkō cookies are served in the lobby. Book the private riverside bath at check-in (¥3,300 for 50 minutes, free with the Yukemuri Room). Pack swimsuits: the spring-water pool is free for guests (about 30°C) until 21:00, and can be booked privately at night or early morning for ¥4,950 an hour. Parking is free (60 spaces, first come).
Dinner Insights
4.0/5Each guest picks a set menu: the best-selling Oninuta gozen (鬼ぬ太御膳) built around a tomato-broth hotpot of Tochigi wagyu and yuba; the smaller, quality-first Bishoku gozen; the centenary 'hundred-year onsen hotpot' with two broths and 15-plus ingredients, served in the Premium gozen with sashimi on cedar boards and bagna cauda; Tochigi wagyu shabu-shabu; or a new Nikkō yuba shōjin (vegetable-only) menu. Meals are in private or semi-private rooms, with table seating available. Most reviewers find the food tasty and well judged; critics in 2025–2026 found the shabu-shabu came with only one or two slices of meat, some dishes salty, a fried prawn tasting frozen, and the seasonal kamameshi rice smaller than expected.
Onsen & Wellness Realities
The inn's own spring — alkaline simple, colourless and odourless, 34°C at source — which the inn says is used 100% with no water added in every bath and the pool. Japanese booking-site facility data lists the baths as heated and recirculated with filtration, so this is not true free-flowing water, and many reviewers find it lukewarm (one measured about 39°C).
The men's and women's 'kurhaus' (certified by the Japan Kurhaus Association) swap morning and night and include standing, lying, jet and full-body tubs, box steam baths, a sauna and shower jets, with skincare products stocked. A separate covered rock bath, Iwatsubame no Yu, also swaps; it was closed for a leak in September 2026 and the inn says it has reopened. The riverside private bath, Shinsen no Yu, is bookable (¥3,300 / 50 minutes). No rooms have onsen baths. Some guests find it more like a health spa than a ryokan bath; one side has no windows because it adjoins the pool, and February 2026 guests reported mould on the changing-room and corridor ceilings.

Local Warnings & Nuances
- 01
Check-in 15:00 (until 19:00), check-out 10:00; some discount plans set check-in at 16:00, and an October 2026 guest couldn't get into the room at 15:00.
- 02
The inn switched to a new booking system on 1 October 2026; bookings made before 30 September can only be changed or cancelled by phone from 1 November.
- 03
The building is old: guests in 2025–2026 mention worn fittings, mould in places and steps on the way to rooms and in the baths, so it isn't ideal for anyone with limited mobility.
- 04
Children are welcome, with children's and infants' menus, family plans and the pool. The karaoke bar is hired out to groups, and an October 2026 guest could hear it from their room.
- 05
There are no shops or convenience stores close by, so bring snacks; beer and small bottles of sake are available by room service.
