Mikawaya opened in 1883, and the inn says its founder, who piped a nearby spring into a bathhouse, started Kowakudani Onsen. Its main building, with a karahafu-gabled entrance, is a registered tangible cultural property; the painter Takehisa Yumeji, the poets Yosano Tekkan and Akiko and Sun Yat-sen stayed, and Sun Yat-sen's room still has his calligraphy over the lintel. Below lies Hōraien, a 16,000㎡ garden with about 30,000 azaleas in bloom from late April to mid-May. Since 2020 the Fujita Kanko group has run it as a 25-room inn, and the main building was renovated in the second half of 2025. Japanese guests rate it 4.2 across 63 reviews on one major site (service 4.8, breakfast 5.0, baths 4.6) and 4.4 across 47 on another. Bloggers from 2022 to 2026 loved the Taishō-era corridors, warped old glass and the little museum room, and reviewers single out the detached cottages and the in-room open-air baths fed by the inn's own spring; the shared baths are modest, and the inn's 'free-flowing everywhere' claim conflicts with one booking site, which lists the water as diluted and recirculated. Dinner centres on a rice-koji amazake hotpot or wagyu shabu-shabu, and one January 2026 guest found it far better than on an earlier visit. The complaints are consistent: chilly corridors, stairs and no lift, baths some found lukewarm, and in 2026 crowded check-ins, a 40-minute breakfast wait and slow dinners. Single-storey cottages of about 60–65㎡ with two Japanese rooms, two semi-double beds and both an indoor and an open-air bath, sleeping up to six. An August 2026 guest said it felt like having a house of their own, with both baths free-flowing; a November 2022 couple found it quiet with a hot room bath, and a group of six friends in October 2022 just fitted into the outdoor tub. You walk to the main building for meals, and one February 2026 guest found few sockets and the bath too cool.
Annex rooms with a balcony open-air bath (別館露天風呂付客室, 5 rooms)
About 40㎡ including the balcony bath, ten tatami and two single beds. A June 2023 reviewer loved the constantly flowing water and birdsong, and an August 2026 guest called the room's open-air bath the highlight of the stay. The single main-building room with an open-air bath (about 60㎡) is the way to sleep inside the listed building with your own bath.

These 30–50㎡ rooms have no bath, so you rely on the shared baths. A May 2026 guest in a ground-floor main-building twin found no blackout curtains, an air conditioner near the floor, a small anteroom of little use and a long walk with stairs to the baths, and doubted it would be warm in winter; a May 2024 guest in an annex twin found a broken washlet. A May 2026 blogger in a newly renovated two-room bed-style room, by contrast, loved the mountain view.

Critics found tempura, rice and soup lukewarm (January 2026), courses slow to arrive (the shabu-shabu in August 2025, the whole meal in March 2026), wagyu disappointing (May 2026) and the discount 'room chosen by the inn' plan's hotpot pork-only (2022).
Onsen & Wellness Realities
The inn's own Kowakudani spring piped from the hill behind: a weakly alkaline simple spring (the cottages are listed as alkaline). The official site says every bath, including the in-room baths, is free-flowing (kakenagashi) 24 hours a day, but one major booking site lists the water as diluted and recirculated with filtration — confirm with the inn. A January 2026 guest measured 40°C indoors and 41°C outdoors in the shared baths, and two winter 2025–26 guests found baths lukewarm.
One men's and one women's bath (six and seven washing stations), each with an indoor and an outdoor tub, open 5:00–10:00 and 15:00–24:00, plus one free semi-open-air private bath on the main building's ground floor — no booking, just lock the door, about 60 minutes per use. Guests found the shared baths quiet, often empty, and 'ordinary', with a narrow changing room; the ornate old tiled bath was kept for viewing only in 2022. Some reviewers recommend the free Mori-no-Yu instead.
