An adults-only Niigata inn where emerald-green sulphur water fills four garden rotenburo and dinner is a Niigata kaiseki of A5 wagyu, nodoguro and Koshihikari — but only the outdoor tubs use spring water, and the private bath costs extra
Mashu opened in Tsukioka in 1968, founded by a couple who had farmed reclaimed land in post-war Hokkaido and named the inn after Lake Mashu. A 2018 renovation turned it into a 38-room 'adults' inn': no children under junior-high age, no tour groups, and no karaoke or banquet halls. The draw is Tsukioka's emerald-green water, a weakly alkaline sulphur spring that the inn says ranks first in Japan for hydrogen-sulphide ions and second for total sulphur. It's served undiluted in four garden rotenburo, one beside a koi pond edged with red Hidaka stone from Hokkaido. Know before you book: only the outdoor tubs and the paid private bath use spring water (recirculated and heated, with fresh spring water overflowing). The indoor tubs and every in-room bath, even in the suites, are heated tap water. Japanese guests rate it 4.8 across 2,536 reviews on Jalan (baths and cleanliness 4.9) and 4.69 across 2,024 on Rakuten Travel (service 4.78). Bloggers from 2023 to 2026 praised the top-floor views, the calm, the free towels waiting at the baths, and course kaiseki served in semi-private restaurant booths: A5 Niigata wagyu, nodoguro, snow crab and local Koshihikari rice with refills. Reviews from 2026 are overwhelmingly positive, and the complaints are small but specific: a slippery indoor bath floor (one blogger saw an ambulance called after a fall), black flecks floating in an outdoor tub, sticking shoji, cigarette smoke drifting from a smoking room, noise from the room next door, weak mobile signal, and dinners so large and fast-paced that one blogger couldn't keep up. Two-meal stays ran about ¥25,000–30,000+ per person in October 2026.
Room Selection Guide
What the guests who stayed here actually recommendRecommended
Satsuki-tei Yamanoha (さつき邸やまのは), the four 55㎡ top-floor rooms
A Japanese room plus a bedroom with two Simmons beds and a ceramic 'view bath' overlooking the town or the countryside, with a capsule coffee machine. Bloggers stayed here in 2023, 2024 and spring 2026 and loved the view and space, though in 2023 scaffolding blocked the view from Fuji. The view bath is heated tap water, not spring water. An October 2026 guest in this type was bothered by cigarette smell from a smoking room.
Shiki-tei Iroha (四季邸いろは) suites, the top grade
Four 65㎡ suites on the third and fourth floors with a living room, a Japanese room, a bedroom and a semi-open-air bath (heated tap water); official-site and phone bookings add L'Occitane amenities. In October 2026 four siblings celebrating a parent's 88th birthday found Yuki on the fourth floor bright, spacious and well stocked with free drinks. A 2023 blogger found this type sold out and noted that Satsuki-tei cost the same that day.
Request To Avoid
Twin rooms (30㎡) and Japanese bedrooms (40㎡), especially Menou, Hisui and Kohaku on the second floor
The standard types have only a unit bath or shower; Menou has no view, and Hisui and Kohaku face the inner courtyard. A November 2026 guest in a twin heard noise from the next room. An August 2026 guest found the table impractical, no dressing area and an awkward TV position, another the mobile signal weak, and a September 2026 guest found the window shoji and bedroom fusuma sticking.

Dining Deep Dive
Breakfast Consensus
4.6/5A Japanese set breakfast (7:15–9:00) of small dishes in a basket, morning sashimi, grilled salmon, Yasuda yogurt and local Koshihikari with refills — praised by almost every guest. The inn says the half-buffet has been dropped, though a spring 2026 blogger still found a salad corner.
Arrive a little after 15:00: the inn itself says the counter is busy at opening, and it now offers online pre-check-in. You choose a dinner start between 17:00 and 19:00. Towels are stacked at the baths, so you can walk down empty-handed; take off silver and other jewellery, which the sulphur turns black. Free coffee and tea in the garden lounge 7:00–10:00 and 15:00–21:00. Parking is free, and there's a free pickup from JR Tsukioka Station if you call ahead.
Dinner Insights
4.7/5Course kaiseki in the Tsuki Terrace En or Yuki Terrace Akari restaurants, at partitioned semi-private tables; solo travellers have been given private rooms. Choose Light, Standard (seven dishes, often Niigata wagyu sukiyaki), Premium (nine dishes, such as A5 wagyu sirloin, salt-grilled nodoguro and snow crab) or Grand, each with a seafood version; one course per group. Bloggers in 2024 and 2026 described seasonal plates such as firefly squid, Echigo-hime strawberries and wagyu steamed in a seiro, and Rakuten guests rate dinner 4.72. The main complaints: portions are very large, and one blogger found dishes arriving before the last was finished.
Onsen & Wellness Realities
Tsukioka's sulphur–sodium chloride spring (weakly alkaline, about 50°C), emerald green and strongly sulphurous. In the four outdoor tubs and the private bath it's 100% spring water with no water added, filtered, recirculated and heated, with fresh spring water constantly overflowing. The indoor tubs in both bathhouses and all in-room baths are heated tap water, a choice the inn explains by corrosion and hydrogen-sulphide concerns.
Two bathhouses, each with an indoor bath, two outdoor tubs and a sauna, swap over each night (15:00–24:00 and 5:00–9:30): Hidaka Sekitei no Yu has a koi pond and a cooler and a hotter tub, and Tsukimi no Yu has an octagonal pavilion and garden. Guests praise the uncrowded, garden-side baths, but a blogger found the indoor floor at Hidaka very slippery, a 2023 blogger found only about six washing stations, and a September 2026 guest saw black flecks floating in one outdoor tub. The Akadama private bath has the highest share of fresh spring water and costs ¥2,200 for 45 minutes (book after reserving your stay).
No policy found on the official site or Japanese booking sites — contact the inn. There are no spring-water baths in the rooms; the paid Akadama private bath is the private option.
